A bail meublé template is useful only if it reflects the legal rental you are actually signing. For a furnished main-residence rental in France, official Service-Public and Legifrance materials point to a model-contract framework, notice information, and minimum furniture expectations. That does not make every online template safe. The practical question is whether the document identifies the parties, dwelling, rent, deposit, duration, furniture, diagnostics, and handover evidence clearly enough to avoid the disputes that usually appear at move-out.
Check the scope before using the template
This guide is for furnished rentals used as the tenant's main residence. It is not a seasonal tourist-let guide, and it should not be used blindly for a bail mobilité, company housing, social housing, or a secondary residence. If the landlord sends a template labelled bail meublé but the arrangement is actually short-term accommodation or a room in a special residence, check the official rules for that category. The words on the title page do not decide the legal consequences by themselves.
Parties and property description
The lease should give full names and contact details for landlord and tenant, the address, the private and shared areas, the living area where relevant, the lease start date, and the expected duration. If an agency is involved, distinguish the landlord's obligations from the agency's role. If the rented space is a room in a shared flat, the document should make clear what is private, what is shared, and how charges are handled.
Vague descriptions create practical problems when someone later disputes furniture, damage, or access.
Rent, charges, and deposit
Do not leave the money clauses to memory. The lease should separate rent, charges, payment date, payment method, any rent review clause, and deposit. For furnished main-residence leases, check the current official cap for the security deposit before signing; do not rely on an old template downloaded years ago. If charges are forfaitaires, or if they are provisions with later regularisation, the lease should say so. The tenant should be able to understand the monthly amount without decoding separate messages.
Furniture inventory is not optional in practice
A furnished lease needs a serious inventory of furniture and equipment. The official minimum-list context is one reason, but the practical reason is deposit evidence. The inventory should identify beds, bedding, cooking equipment, fridge or freezer equipment, table, seats, storage, lighting, cleaning equipment, and other items actually supplied, with condition notes where useful. At move-in, take photos and add missing or damaged items to the état des lieux or inventory quickly. A template with a blank inventory attachment is not complete just because the main lease is signed.
Mandatory information and annexes
French rental files often include more than the lease itself: notice information, diagnostics, inventory, état des lieux, condominium extracts where relevant, and other required documents. The official model-contract and notice materials are a prompt to check attachments before signing. If the landlord says an annex will come later, ask which annex, when, and whether the lease will be complete without it. Keep a single PDF or folder with the final lease and all attachments.
A useful French request
If the draft is missing furniture, deposit, or annex detail, ask plainly:

Common template mistakes
Do not use a furnished template for an unfurnished rental just because the apartment has some equipment. Do not sign with blank dates, blank rent review language, or a missing deposit clause. Do not accept a vague line saying furniture as seen without an itemised inventory. Do not treat the deposit as a cleaning fee in advance. Do not ignore local rent-control rules if the property is in an area where they apply. And do not rely on a translation if the French version is the operative contract and the two versions differ.

Add an inventory that actually protects the tenancy
For a furnished lease, the contract is only half the file. The inventory and état des lieux often decide the later dispute. A tenant may accept a standard bail, but if the inventory simply says "meublé" without listing the bed, table, appliances, keys, internet equipment and existing defects, the deposit argument becomes harder later.
Add photographs and serial numbers for higher-value items. If the flat includes designer furniture, a washing machine, television, sofa bed or expensive kitchen appliances, list condition on entry and keep proof that both sides saw it.
