Mistake 1: naming the wrong defendant
Start with the lease and payment trail. The defendant should match the person or entity that is legally responsible for returning the deposit, not necessarily the loudest agent in the WhatsApp thread. Check the landlord name, company name if any, agent role, bank account, receipt, and correspondence. If the lease names one person but payment went to another, prepare a short explanation and supporting documents.
Do not guess a company name from a shop sign or agency brand. Wrong naming can delay the claim and make service harder. If you are unsure, get advice before filing.
Mistake 2: no clean money calculation
Your claim should make the arithmetic obvious. List the deposit paid, any part returned, deductions claimed by the landlord, deductions you accept, and the balance you claim. If you also claim rent overpayment or utility refund, separate each item. A single line saying “landlord owes my deposit” is weaker than a table showing dates, amounts, and proof.

The lease matters, but deposit claims often turn on move-out condition and payment proof. Keep the signed lease, stamped lease or stamp-duty record if available, deposit receipt, rent receipts, bank transfers, move-in photos, move-out photos, inventory, key handover messages, meter readings, repair requests, and the landlord's deduction messages. If the landlord claims cleaning or repairs, ask for the invoice, photo, receipt, and lease clause. If the landlord claims unpaid utilities, ask for the actual bill or meter basis.
Mistake 4: copying the official sample too closely

Mistake 5: filing before checking tribunal fit
Before filing, confirm that the claim is within the current monetary limit, that the dispute type fits the tribunal, that the defendant can be identified and served, and that your documents support the amount claimed. If the issue is actually unpaid wages, do not route it to Small Claims just because the amount is small. If the issue needs possession, injunction, or other non-money relief, get advice on the correct route.
