Singapore Tenancy Agreement Stamp Duty 3 can become messy when dates, forms and evidence are scattered. Caira helps organise the record. Ask about Singapore law, draft letters or forms, and upload files for review.

Keep the contract, deposit proof, inventory, photos, messages and payment records together.
For SGD 2 million in rent, repairs or risk of losing the deposit, small missing evidence can matter.
Separate what the agreement says from what actually happened.
Use Caira to draft a landlord, tenant or tribunal-ready document checklist.
Singapore tenancy agreement stamping is a tax and document workflow, but renters often meet it during a very practical problem: they need proof of the lease, proof that someone paid stamp duty, or proof that an agent actually completed the e-Stamping step. The safest approach is to connect the IRAS stamp-duty record to the full tenancy file: the signed lease, payment trail, deposit receipt, agent messages, and any later renewal or amendment.
Who this is for
This guide is for tenants, landlords, agents, relocation teams, and company administrators dealing with a Singapore residential tenancy agreement. It is also useful where someone else arranged stamping and you need to retrieve the document trail. It does not say that stamping makes a lease fair, proves every clause is enforceable, or decides a deposit dispute. Stamp duty is one official record. Deposit deductions, repairs, early termination, and rent arrears still need their own evidence.
Start with the exact lease version
Before using the e-service or asking an agent for a certificate, identify the final signed tenancy agreement. Do not stamp an unsigned draft, a version missing schedules, or an older version that was later replaced. Check the landlord name, tenant name, property address, lease term, rent amount, start date, end date, renewal language, and any side letter. If the lease has an inventory, diplomatic clause, air-conditioning servicing schedule, or attached rules, keep those pages with the stamped version.
Check who should arrange or pay
The official sources include IRAS pages on renting a property, who should pay stamp duty, and digital services. Use the live IRAS pages for current rates, payment methods, deadlines, and responsible-party guidance. Separately, read the tenancy agreement. The contract may allocate who bears the cost or who arranges the process. If an agent collects money for stamp duty, ask for the stamp certificate, transaction reference, receipt, and the exact lease version submitted.
Useful labels include e-Stamping, lease duty, stamp certificate, tenancy agreement, landlord, tenant, agent, rent, term, renewal, amendment, and IRAS reference. Optional Chinese terms can help in a bilingual chat: 租约印花税, 电子盖印, 印花税证明, 租约, 房东, 租客, 中介, 续租, 补充协议.
Common mistake: wrong rent or term
Stamp-duty inputs should match the lease. Problems arise when the rent used for stamping does not match the signed agreement, a rent-free period is handled casually, a renewal is treated as if nothing changed, or an amendment is kept only in WhatsApp. Create a short comparison table before submission: signed lease date, property, parties, rent, term, deposit, renewal or option, and who is submitting the e-Stamping. If the figures changed after signing, label the amendment and check whether another stamping step is needed.
Common mistake: losing the certificate
A tenant may pay an agent or landlord but never receive the certificate. A landlord may keep the only complete copy. A company may have the IRAS record in an employee account that later becomes inaccessible. Ask for the record early and save it in the same folder as the lease. The evidence value is stronger when the stamp certificate, payment receipt, signed lease, and deposit record are all together.
Message to request the stamp record
Use a document-focused request:
Hi [name], please send the stamp certificate, e-Stamping reference, and receipt for the tenancy agreement for [address] dated [date]. I am keeping the tenancy file complete with the signed agreement, deposit receipt, rent payment records, and any renewal or amendment documents. Please also confirm whether any later document was separately stamped or submitted. Thank you, [name].
Simplified Chinese version if useful: 您好,[姓名]:请提供[地址]于[日期]签署租约的印花税证明、电子盖印编号及收据。我正在整理租约、押金收据、租金付款记录以及续租或补充协议。也请确认后续文件是否另行办理印花税。谢谢。[姓名]
Do not confuse stamping with deposit proof
If a landlord later deducts cleaning, repair, air-conditioning, utilities, or early-termination charges, ask for the clause, invoices, photos, and calculation. A stamped lease may show the clause being relied on, but it does not automatically prove the deduction amount or condition of the property. Keep move-in photos, handover notes, key return messages, contractor invoices, and payment records separately.
Where Unwildered fits
Upload the tenancy agreement, stamp certificate, IRAS receipt or reference, agent invoice, payment records, renewal documents, and dispute messages. Unwildered can help map which documents prove the official stamping trail and which documents still need to prove the underlying tenancy dispute.
Official context to check
For HDB and rental pages, official datasets can add market context without turning the article into a valuation report. Singapore open-data HDB rental and resale datasets are useful for checking town, flat type and market background; the user's own lease, receipt and messages still decide the dispute file.
